Why Hot Water Boilers Need Descaling

Commercial hot water machines (like wall-mounted boilers and instant tap systems) constantly heat fresh incoming water.

And in many parts of the UK — especially across East Anglia — we have hard water. That means calcium and magnesium minerals are present in higher concentrations.

When hard water is heated, those minerals turn into limescale.

Over time, limescale builds up:

  • On heating elements

  • Inside tanks

  • Around probes and sensors

  • In taps and outlet valves

And that’s where problems start.

DIY Guide — How to Descale a Commercial Hot Water Boiler

Always check your manufacturer’s manual for specific guidance before starting.

⚠ If you are unsure, or if the unit is plumbed directly into mains with isolation valves you’re unfamiliar with — call a professional.

What You’ll Need

Step 1 — Isolate & Switch Off

  • Turn the boiler off at the wall.

  • Unplug if applicable.

  • Isolate the water supply (for plumbed units).

  • Allow the machine to cool.

Never attempt to descale a live or hot unit.

Step 2 — Drain the Boiler

  • Place a suitable-sized container underneath.

  • Drain the internal tank fully.

Step 3 — Prepare the Descaling Solution

Follow the dilution instructions on your chosen descaler

Never guess ratios. Always follow product guidance.

Step 4 — Fill the Tank with Descaler

  • Close the drain tap.

  • Pour the diluted descaler into the internal tank.

  • For plumbed units, consult the manufacturer’s guidance on how to remove the access panel for the heating tank.

Step 5 — Allow Contact Time

Let the solution sit for the recommended time.

This allows it to break down scale deposits on:

  • Heating elements

  • Tank walls

  • Level probes

Do not switch the heater on during this stage unless the manufacturer’s guidance says otherwise.

You should observe that the fizzing bubbles subside as all scale is dissolved.

Step 6 — Drain & Flush Thoroughly

This step is critical.

  • Drain the descaler fully.

  • Refill with clean water.

  • Drain again.

  • Repeat until all chemical residue is removed. (You can use litmus paper test strips to check pH is normal)

You may need multiple flushes.

Step 7 — Reassemble & Test

  • Reconnect water supply.

  • Power the machine back on.

  • Allow it to refill and heat.

  • Run several litres of water through before use.

Check:

✔ Normal heating time
✔ No leaks
✔ Stable temperature
✔ No fault lights

If the machine still struggles, scale may be severe — that’s when it’s time to call us.

How Often Should You Descale?

It depends on:

  • Local water hardness

  • Daily usage volume

  • Whether filtration is fitted

As a rough guide, a boiler with moderate usage will probably need descaling every 6-12 months, with heavy usage every 3-6 months.

If you're in a hard water area like East Anglia, more frequent descaling may be needed. We can test the hardness of your water and recommend a regime for maintaining your boiler based on the results.

Prevention Is Better (and Cheaper) Than Cure

Installing appropriate filtration or scale reduction systems dramatically reduces:

  • Element failure

  • Tank scaling

  • Service disruption
